To anyone seeking more than just a "competent" realtor ...
I'd like to introduce you to Sue Proctor of Rossmoor Realty. My husband and I had the pleasure of meeting Sue when she picked up the phone to answer our inquiry about buying a home in Rossmoor, an idyllic senior community in Walnut Creek, CA. Mind you we were just inquiring - not buying.
We decided to meet the next day, and I had my guard up - not wanting to be talked into anything and certainly not signing anything that might obligate us to who-knows-what. [I had read about the recent lawsuits with the NAR (National Association of Realtors) and how the whole real estate industry had -been found in violation of anti-trust laws. Realtors can make a LOT of money, but are their services really worth it?] So I had a lot on my mind as we entered that first meeting. And in fact I did refuse to sign an initial sheet that the NAR said was "required" before· a realtor would work with us. Sue graciously accepted my decision not to sign, and we proceeded from there. Sue is extraordinarily knowledgeable· about Rossmoor (heck, she lives there herself and even moved her mom there, too!) She showed us many different units (condos & cops), talked about prices/values, sang the praises of all the amazing features and amenities Rossmoor could offer.
You get the picture. Yes, Sue is amazingly competent, and a naturally warm, caring person. She sought to understand our needs and desires and never rushed our thinking or decision- making process. And she ultimately found us a nearly one-of-a-kind condo that met our needs. We tendered an offer and won the modest bidding war (there were a few 0th.er offers). If that was all Sue did, then I'd say she did a fine job and earned her commission.
But that wasn't nearly all Sue did!
Sue went so far beyond helping us with everything related to this once-in-a-lifetime transition to a retirement community. I hate to bore you with the details but here goes:
a) Sue arranged for the condo unit to be professionally inspected (ok, maybe not a big ask) but then she took the inspection repair list and presented it to the seller's agent and told her that all these things needed to be addressed - fixed or replaced - by close of escrow. Then Sue went back (multiple times) to check that everything had been done properly. This turned out to be a heavy lift that involved electricians, plumbers, handymen, etc. Some of whom she had to supervise!
b) Sue put me in touch with an insurance agent who was able to get our home insurance policy issued within a day, at a very reasonable cost. (Not an easy feat in California.)
c) Sue recommen.ded where we could purchase a washer and dryer. Once we ordered it, she arrived at our unit to accept delivery and watch the installation. Then she remained and ran a load cycle to ensure the hooks-up were V1Jorking. That's a bunch of hours right there!
d) So that we wouldn't feel pressured to move in immediately, (and leave our original home of 40 years), Sue:
a. found us a short-term renter for our condo.
b. She arranged to have the lease written up and signed.
c. She shepherded the leasing application through myriad levels of HOA approvals.
d, Sue found a professional cleaning service for the condo, to ensure that it would be pristine for the new renters
e. She helped transact the security deposit and more.
f. In..short, Sue saved us time, money, headches and hassles!
e) To further complicate this large transaction, we started the escrow just before
Thanksgiving when no one's really thinking about work. It was to be a 30-day escrow (closing the day after Christmas, again when po one's really working).
Sue left on holiday but was 100% available by phone, text and email throughout her entire-vacation in anothe"r time zone. She did not let anything slip. She remained immediately responsive to everything.·
f) When the title company closed early due to all the holidays (Thanksgiving, Christmas, New Year's Eve and New Year's Day), Sue was·still able to get them to respond after hours·to our queries and requests (and there were many).
g) When our tax accountant suggested we close early in 2025 (rather than in Dec-2024) Sue negotiated this change with the seller's agent. They weren't happy but she got them to agree.
So all in all, we can't say enough wonderful things about our realtor, Sue Proctor. She's delightful to work with, you'll definitely want her in your circle of friends, she's super knowledgeable, honest and sincere. What else can I say? We'd work with her again in a heartbeat!

For those considering a real estate agent in the East Bay and specifically Rossmoor, I’d like to express my wholehearted endorsement of Sue Proctor.
My brother Dave & I had the pleasure of working with Sue when selling my mother’s Co-Op (condo) in Rossmoor. To be frank, I’ve worked in this industry for thirty-three years and real estate agents by and large have provided me with nearly every reason not to like them, trust them or hire them.
My company is a CA Real Estate brokerage and mortgage banker, so perhaps I could have joined the local board and listed the property myself. Alternatively, I could have engaged my friend (who sold my mother the home) to list and sell the property. Both my brother and I are in the industry and have tons of contacts, so we had many options for assisting in the listing and sale of this 2B/2B condo. Yet, Dave who temporarily lived in the unit and had met Sue in Rossmoor, said, “We should talk to her…she’s the quintessential definition of an agent – lives & breathes it.” Hmmm.
I didn’t like the sound of that due to my bias against agents. At the start of the relationship, I was purposely tough, terse in tone, confrontational and hard-driving in my early communications with Sue. I was surprised and rather impressed with the manner in which she handled all that – with true professionalism. She responded with an even demeanor, cheer and enthusiasm. She was SOLID.
The transaction involved an active probate case which complicated matters. Sue’s broker and her referral to Lennar title were key contributors to problem solving the contract vesting and closing WHILE probate was still active. They closed it without a wrinkle!
From start to finish, Sue demonstrated exceptional customer service. She prepped and staged the unit with an eagle eye for detail in the property, especially when she went the extra mile…scrubbing the master toilet at 6:30 am before the open house! Her thorough communication through the entire process provided for a very smooth transaction, considering the circumstances.
As one might expect, Sue and I became sparring partners, boxing back and forth, as I listened to her set up and then put forward her argument for an “aggressive pricing strategy.” Ultimately, I agreed to it. When she said we were receiving a pre-emptive offer before the due date requested on the listing, we were pleased! She told the other agent to “make a very strong offer,” if they wanted us to accept it and take it pending before the date all offers were due.
My brother and I were obviously very happy with the submitted offer at $104,000 over asking, just a few days after the listing went active! We accepted.
It wasn’t until after the transaction had concluded that Sue told us that she had “given her buyer away” (and the 2.5% commission) to be represented by a different agent in the office. “WOW,” I told her. I was shocked. I said, “I don’t know an agent on the planet who wouldn’t double-end a deal if the opportunity arose.” A “dual agency” scenario could have produced a less pleasing result, for sure.
But the buyer BOUGHT the home for $799,000 on a $695,000 listing. I highly recommend that you call Sue. Ask her about all of this! I don’t think you’ll regret your decision.

We were introduced to Sue Proctor by friends who had recently purchased a condo in Rossmoor. We didn’t know much about either Rossmoor or the East Bay area and intended to plan a visit. Sue encouraged us to come sooner rather than later so we flew down for 2 weeks. Sue was fantastic! She guided us through the entire process starting with a tour of the Rossmoor community and information about the 200+ clubs and organizations available. Her ad says “I live here & I love it! “ and her enthusiasm is contagious.
We toured many of the condos on the market and did find one we love. Sue was always available to talk and answer all our questions and concerns, always responding almost immediately to texts and emails.
There were many ways in which she went “above and beyond”. After closing we were not able to move in for several months so Sue came by to water plants and arranged other necessary support. We did not plan to move our furniture in for several more months but planned to spend a few weeks in our new home to start settling in. We needed a bed so ordered one to be delivered a few days before our arrival. We ordered a bed in a box which can take 3 days to fully expand along with a bed frame and an air mattress so we could “camp out” until the bed was ready. We asked Sue to just bring the boxes inside the front door. They were very heavy so she brought her partner to help. We were totally gobsmacked when she texted that night with photos of a fully assembled frame and mattress waiting for us in the bedroom. This is an example of Sue’s generosity and willingness to do whatever she can to help her clients, well beyond the closing of the sale.
