The Waterford Condominiums

Like all Rossmoor properties, our condominium complexes offer a variety of floor plans, with

meticulously maintained exteriors surrounded by lush landscaping. The floor plans are named after historic American gardens to reflect the high level of design and beauty inherent throughout the Waterford

Each condominium is assessed a monthly service charge. The service charge covers the following:

* Exterior and structural maintenance of buildings and roofs.

* Landscape and gardening maintenance. (Note: Alterations to the property are the

owner's responsibility and an alteration permit is required)

* Hazard insurance on buildings.

* Twenty-four hour public safety.

* Professional management and administration of facilities.

* Property taxes on community facilities.

* Health Services Center (fee basis).

* Water service.

* Trash removal.

* Basic cable TV service.

* Subscription to our community weekly newspaper, the Rossmoor News.

* Bus service within Rossmoor. For a small additional charge, there is County

Connection to nearby Walnut Creek, Lafayette and BART.

There are additional charges for the following services:

* Special mutual assessments.

* Golden Rain Foundation dues.

* Use of some common facilities.

There are user fees for the following:

* Golf, lawn bowling, fitness center and specialized uses of Clubhouses.

* Parking for RVs and boats, in specialized areas. Subject to availability.

Property regulations are as follows:

* There is a $5000 fee to buyers other than current residents when purchasing a resale

property in Rossmoor.

* There are restrictions regarding the leasing of manors.

* The minimum age is 55 for one resident.

2004 Waterford monthly charges $1,379 to $2,483*

*Monthly charges are based on Single Occupancy/one meal per day

· Add an additional $385 per month for second person

· Two meal per day plan is available for an additional $225 per person per month
